REGIONAL PROPERTY ASSISTANT - Orange County (PART-TIME)

Company: Pan American Properties, Inc.
Location: Roving – Orange County Region (with partial work-from-home)
Employment Type: Part-Time, Non-Exempt
Schedule: Monday – Friday, 5 hours per day (25 hours per week) within business hours (8:00 AM – 5:00 PM)
Hourly Pay Rate: $22.00/hour


Purpose

Are you detail-oriented, proactive, and looking to grow your career in property management? Join Pan American Properties as a Part-Time Area Property Assistant (also known as a “Runner”) and play a key support role in managing a diverse portfolio of residential communities. You’ll gain valuable field and administrative experience while working directly with our Supervisor of Property Management to ensure operations run smoothly and properties meet company standards.


About the Role

This role is ideal for candidates with property management or field operations experience who are ready to take the next step in their career. As an Area Property Assistant, you’ll support property-level operations through inspections, notice delivery, rent-ready verifications, and data tracking. 

While the position includes some remote administrative work, it is primarily field-based. You must be comfortable traveling between properties in your assigned region and flexible enough to prioritize in-person tasks as needed. Though a portion of your responsibilities may be completed from home, this is not a remote-first role and is not suited for individuals seeking primarily home-based work.

Key Responsibilities
  • Property Inspections – Conduct regular site walks, document property conditions, and follow up on repairs or cleaning needs

  • Notice Posting – Post legal and lease-related notices accurately and on schedule

  • Move-Out Support – Assist with walk-throughs, unit readiness checks, turn-over coordination and move-out documentation

  • Administrative Support – Submit reports, update internal systems, track open items, and follow up on deliverables


What We’re Looking ForMinimum Requirements
  • 3+ years of experience in property management, inspections, or related support roles

  • High school diploma or equivalent (higher education or certification a plus)

  • Availability Monday–Friday, 5 hours/day within standard business hours

  • Valid CA driver’s license, reliable personal vehicle, and current insurance (required)

  • Must be legally authorized to work in the U.S. without employer sponsorship

  • Ability to read, write, and speak in conversational and professional English

Skills & Strengths
  • Strong attention to detail and a proactive mindset

  • Comfort with Microsoft Office Suite (Excel, Outlook, Word)

  • Familiarity with project management tools (Asana) or property management software preferred

  • Strong time management and follow-through

  • Excellent communication and customer service skills

  • Self-motivated and able to work independently in the field
